THE HOME INSPECTION

The Home Inspection is accomplished by bringing a team of inspection professionals the day of the inspection. Most Homes will be inspected by a licensed home inspector, licensed roofing contractor and a licensed WDO (termite) inspector. Other inspections that are available e.g. mold inspection by a Florida licensed mold inspector, a/c inspection by a licensed HVAC contractor.

At the end of the Home inspection you will receive a post-inspection review of all the findings. This is when the inspector shares his findings with you. This is the best time to ask any questions. The report is usually delivered that same day and, if you decide to continue with the purchase, the house will soon become your Home.

INSURANCE INSPECTIONS EXPLAINED

The Wind Mitigation Inspection Report shows your insurance company that your house has those characteristics that make it better protected against a storm and so should cost less to insure. This inspection is optional but is recommended if you are buying a newer home or a home that might have these characteristics.

FLORIDA LICENSED HOME INSPECTOR

Most Frequent But Least Important Question - When looking for an inspector, it's important to ask how much it's going to cost you. It should not, however, be your only question. There are Standards of Practice all inspectors are supposed to follow but often do not. Also, there are different levels of knowledge and thoroughness with each inspector. Ask each inspector specific questions and compare the answers you get, in addition to the prices they quote you. It is common to  save $100 on the inspection, if you call enough inspection companies, but it might cost you thousands later due to missed or misdiagnosed items.

Why Do I Need An Inspection?

With buying a house, your also buying any issues the house may have. Finding out about those issues after you move in can be expensive and disruptive to your family. A home inspection will show you any issues the house may have, in time to empower your negotiations or for you to decide if this is the house for you.

When Will I Know The Results Of The Inspection?

Our inspectors review their findings at the end of the inspection and a report is usually emailed by the end of the day.

Can I Inspect The House Myself?

When you look at a house, you are typically there 10 - 15 minutes. A thorough home inspection takes from 2 to 3 hours, depending on the size and condition of the house. A licensed home inspector has the training and experience to look at the different systems of a house and give you an objective and unbiased report on the condition of the house.

How Do I Pick An Inspector?

The best source is friends, family and even your Realtor. Ask them who they have used and have done a good job.

How Much Is A Home Inspection?
